As a RIBA chartered practice BCAE follow the 8 step Royal Institute of British Architects (RIBA) Plan of Work. It’s a great plan, but there’s a lot to take in so we use our own super user-friendly, 7 step process that aims to get you excited for our journey together!

Taking shape
We love this stage and you will too as this is where we really unleash our creativity!
We brainstorm unique concepts using 2D drawings, Virtual Reality walk-throughs (pretending you’re in the BBC Two show ‘Your Home Made Perfect’) and mood boards – we’ll add fixtures and furnishings so you can fully envisage how you will live in your new home or space and even see details like how the light appears in rooms.
Right now, everything’s very much up for discussion (and there’ll be a lot of that) so we'll discuss and tweak ideas based on your reactions, ensuring we're on the right track and also ensure practical aspects like cost and sustainability are covered. We can even speak to local planning for a pre-application check.
Outcomes
We’ll create initial design concepts for you to review and discuss. You'll see and feel the essence of the design, understand the space, and even experience it through VR headsets. Your vision starts to take tangible form!
Step 4
Fine-tuning
Time to refine and polish. We take our initial ideas and add more detail, making sure everything looks great and functions perfectly and we’ll also do another VR walk-through.
We’ll also help you engage with any neighbours and give you everything you need to talk them through our plans. We’ll happily answer any questions or worries they may have.
At this stage, we’ll also prepare a comprehensive planning submission or sort out a Lawful Development Certificate. It’s about making sure every detail is just right and at this stage.
Outcomes
We'll present the developed design and discuss any further refinements. When ready, we’ll assemble and submit the full planning package, keeping communication open and addressing any planner questions – the excitement really kicks in now and we can all breathe a collective sigh of relief and wait for the planning decision to come through!
Step 6
Getting it built
Time to watch your project come to life – and to organise a photo of you with your wellies on in some mud.
We manage the construction process, handle any issues, keep everything on track and within budget. Regular site visits and constant communication keep everyone in sync. Our goal? A stress-free experience for you as your project becomes a reality.
We give you regular updates from site, explaining what’s going on in frequent progress meetings, and through written reports, photographs and impromptu conversations.
We can’t promise that real life won’t throw up the odd problem, but we can promise that we’ll sort it. We’re here to shoulder the stress, keep the big picture in mind and ensure that every element is true to the design.
Outcomes
At the end of construction, we issue a ‘practical completion’ certificate. The builder gets sign-off from Building Control, then they move out and you move in!
Step 5
Detailed designs
With planning approval now sorted it’s all about detail, detail, detail. We transform approved designs into comprehensive technical drawings, ensuring compliance with Building Regulations. We guide you through material choices and final touches – it’s the fun bit where we finalise floor choices, paint, kitchens, bathrooms, joinery, lighting as well as the outdoor architecture materials. The tender package goes out to builders, and we help you choose the perfect contractor, setting the stage for construction.
Whether it's about aligning with your budget or incorporating eco-friendly features, we tailor our approach to your unique requirements. This is all about YOU.
Building Regulations – what you need to know
We transform approved drawings into detailed ones, ensuring your project meets all safety and regulatory standards. We discuss your vision, budget, and preferences, guiding you through construction methods and materials.
We suggest other consultants for structural, drainage, and energy inputs, handle the submission, and ensure a seamless process.
If the planning department has specified certain conditions, we bring these into the equation too.
Collaborating for success
At BCAE Architects, we love teaming up with other experts like structural engineers, party wall surveyors, and quantity surveyors. Tapping into their skills and perspectives helps us craft richer, stronger designs. For larger or more complex projects, we bring in collaborators earlier to ensure everything’s spot on.
Technical designs and tender – What you need to know
We consolidate technical information into a 'tender package' for builders, covering specs, drawings, and work schedules. With you, we explore materials, colours, and interior elements, finalising details in our comfy studio. By nailing these things now, we avoid unexpected costs, unforeseen delays and later on-site surprises.
We share the tender package with select builders who we trust, review proposals, and help you choose a contractor. Then, we prepare a detailed building contract for you and the builder.
Picking a favourite isn’t all about price. We like to work with people we trust and who care.
Outcomes
You'll have a building regulations submission package that meets compliance standards. We guide you through choosing an inspector, ensuring a smooth approval process.
You’ll also have a detailed tender package and a chosen contractor. We support you throughout, ensuring a smooth transition to construction.

Our journey begins with a friendly chat either over the phone, at our office or your choice of venue. We get to know you and you get to know us. We'll explore your ideas, what you're hoping for, and discuss costs. Whether you're brimming with ideas or need some inspiration, his is he first exciting step towards bringing your dream project to life.

Step 2
Getting to know you and your space
Be it your current home or a future project location, we analyse the constraints and opportunities and create comprehensive existing drawings. Plus, we dig into local planning policies and the site's history to inform our proposals. If you need a 'measured survey' we'll recommend a surveyor, explain the process (and costs), and hen all you need to do is open the door for them.

Outcomes
By the end of his stage, we'll have a clear understanding of your site, your needs, and what we need to overcome to achieve them. If you've opted for the outline design workshop, you'll also have some sketch layouts and mood boards to give you a taste of what's to come.

Step 7
Enjoying your new space
Welcome to your new space! After moving in, we’ll handle any final touch-ups to make sure everything’s perfect but with our regular checks during construction, it will mean fewer surprises now.
You’re in, but it’s not unusual for the odd thing to need sorting or fine-tuning – snagging, as it’s known. We’re still here for you, and we work with the builder to resolve any loose ends.
Outcomes
Once everything is sorted, we issue a final certificate, allowing you to pay the builder’s last invoice and enjoy your new space, knowing everything’s just right.
